Our Story
GM Property Group is an unlisted diversified property business founded by Blair Gerrard and Simon Munckton in 2010.

While we have a national presence, we are lean, nimble, hands-on and, most importantly, passionate about property.

Our team is well credentialled and combined has over 80 years of experience in all facets of property. Our culture is well-developed and embraces honesty, respect, trust and entrepreneurship.

Our Team

Blair Gerrard

Director

Blair has over 23 years’ direct property experience, the majority being in the real estate development and investment industry.

His principal responsibilities at GMPG are guiding the investment acquisition strategy, sourcing and delivering new investment projects, leading the capital raising for the group and assuming carriage of the industrial arm of the business.

He is experienced in acquisitions, development management, syndications, board and managing director roles. Over the past 14 years, Blair has completed over $448m of acquisitions and divestments of commercial/industrial assets.

Blair holds a Bachelor of Commerce (Property), and an Applied Finance Diploma. Blair is a responsible manager of AFSL No 425398.

Simon Munckton

Director

Simon has over 25 years’ direct property experience, the majority being in the real estate development and investment industry.

His principal responsibilities at GMPG are guiding the development acquisition strategy, sourcing and delivering development projects, overseeing the financial management of the group and assuming carriage of the development arm of the business.

He is experienced in acquisitions, development management, financial management, board and managing director roles. Since GMPG’s inception, Simon has overseen the delivery of development projects worth $234m in gross realisations via 25 separate ventures within Western Australia.

Simon holds a Bachelor of Commerce (Property), an Applied Finance Diploma, a real estate Triennial License and is a responsible manager of AFSL No 425398.

Duncan Hillen

Director

Duncan has over 15 years’ direct property experience, the majority being in property and investment management. 

His principal responsibilities at GMPG include strategic planning and growth of the asset management division, transactional support and due diligence. He is also responsible for the organisations asset management functions including investor distributions, managing capital works, driving leasing campaigns and securing debt funding. 

He is experienced across a broad spectrum of asset classes Australia wide and is focused on establishing relationships, optimising property performance and achieving client objectives.

Duncan holds a Bachelor of Commerce from UWA.

Terri Putrino

Director

Terri has over 20 years’ direct property experience, the majority being in the property and funds management industry.

Her principal responsibilities at GMPG are growing the property management portfolio and assuming carriage of the property and asset management arm of the business in Melbourne. 

She is experienced across a broad spectrum of asset classes Australia wide and is focused on establishing relationships, optimising property performance and achieving client objectives.

Terri is a fully qualified and Licenced Real Estate Agent.

Lachlan Gerrard

Director

Lachlan has over 20 years’ direct property experience, the majority revolving around development, project management, valuation and acquisitions. 

His principle responsibilities at GMPG relate to the delivery of development projects.

He is experienced in the management and delivery of both built form developments and land subdivisions with competencies including acquisitions, due diligence, re-zoning processes, construction, marketing and sales.

Lachlan holds a Bachelor of Commerce (Property and Finance). 

Julia Flood

Head of Property Management (WA)

Julia has over 13 years’ direct property experience, the majority being in residential and commercial property management.   

Her principal responsibilities at GMPG are overseeing the WA Property Management department, as well as the day-to-day management of the GMPG syndicated investment properties. In addition to this, she assists with the groups company administration and investor communication. 

She is experienced in providing the highest level of service and communication and her attention to detail is second to none. 

Julia holds a Property Management Registration with REIWA.

Kate James

Group Financial Controller

Kate has over 20 years’ experience in financial accounting and governance roles in Australia, United Kingdom and Japan.

Her principal responsibilities at GMPG are to oversee the finance function for the group, ensuring the group meets its regulatory compliance obligations as well as supporting management through budgeting and planning.

She is experienced in managing financial reporting and compliance deadlines, delivering accurate information to management and investors.

Kate holds a Bachelor of Commerce degree from the University of Queensland majoring in Accounting and Finance and is a member of the Institute of Chartered Accountants Australia and New Zealand.

Susan Christie

Accounts Manager

Susan has over 20 years’ experience as a bookkeeper and finance controller.

Her principal responsibilities at GMPG are the day to day management of the groups accounts, as well as assisting with company financial preparation, compliance and ATO obligations.

She is experienced in finance, software systems, data analysis and HR. 

Susan holds a Certificate IV in Accounting and Bookkeeping.

Vanessa Raynor

Property Manager

Vanessa has over 20 years’ direct property experience, the majority being in the management of large shopping centres including Carillon City and Claremont Quarter.

Her principal responsibilities at GMPG are the successful management of a portion of the WA property management portfolio, liaising with tenants, contractors and owners, along with general day-to-day administration tasks.

She is experienced in the management of retail, commercial and industrial properties, has excellent communication skills and enjoys building relationships with landlords, tenants and contractors, ensuring a smooth management of the portfolio.

Vanessa holds a Property Management Registration with REIWA.

Cassie Haliday

Property Manager

Cassie has over 15 years’ direct property experience, the majority being in Strata and Commercial Property Management.   

Her principal responsibilities at GMPG are the successful management of a portion of the WA property management portfolio, liaising with tenants, contractors and owners, along with general day-to-day administration tasks.

She is experienced in all aspects of property management including lease negotiations, problem solving and great time management skills to ensure her portfolio is well maintained.

Cassie holds a Property Management Registration with REIWA. 

Susan Dovey

Project Officer

Susan has over 20 years’ direct property experience, the majority being in commercial asset management services. 

Her principal responsibilities at GMPG include assisting the business with the successful delivery of development projects, as well as administrative tasks which include budget and cashflow tracking, lot sales tracking and marketing.

She is experienced in delivering across multiple projects with a high level of detail, whilst remaining flexible and adaptable to changing priorities. 

Susan holds a Diploma of Business, REIWA Sales Agent Registration and a Certificate IV in Project Management Practice.

Claudia Miha

Property Administrator

Claudia has over 3 years’ direct property experience, the majority being in commercial property administration. 

Her principal responsibilities at GMPG are property administration for the Melbourne office. This includes lease administration, maintenance and tenant coordination, tenant correspondence, financial reporting and ensuring compliance within the property portfolio. 

She is experienced in property administration with expertise in supporting the efficient management of commercial and industrial properties. 

Olivia Sangiuliano

Property Administrator

Olivia has over 10 years’ direct property experience, the majority being in residential and commercial property administration and management. 

Her principal responsibilities at GMPG are providing property management and administration services for the Sydney asset management portfolio and assisting the GMPG Melbourne office with all property administration aspects. 

She is experienced in residential property management, including sales administration and commercial property administration and management. 

Olivia holds a Certificate III in Office and Administration and a Certificate in Residential Real Estate. 

Rikki Fleay

Property Administrator

Rikki has over 15 years’ property experience, the majority being in residential and commercial sales and leasing.

Her principal responsibilities at GMPG include assisting the property asset management team in the role of Property Administrator for the WA portfolio.

She is experienced in administration, trust accounting, contracts, human resources, and marketing.

Rikki holds a Bachelor of Commerce majoring in Management and Marketing and Graduate Certificate in Information Services.

Her principal responsibilities at GMPG are growing the property management portfolio and assuming carriage of the property and asset management arm of the business in Melbourne and Brisbane.

She is experienced in commercial/industrial property and asset management specialising in optimizing property performance and maximizing investment returns. Her expertise includes market analysis, strategic portfolio management, financial analysis, lease negotiations, and capital improvement planning.  With a proven ability to align property operations with ownership objectives, her track record ensures increased revenue, and value enhancement, with streamlined operations, and continued fostering of long-term client and tenant satisfaction.

Terri is a fully qualified and Licenced Real Estate Agent.

Kate James

Susan Christie

Her principal responsibilities at GMPG are the day to day management of the groups accounts, as well as assisting with Company Financial Preparation, Compliance and ATO Obligations.

She is experienced in Finance, Software systems, Data Analysis and HR. 
Susan holds a Certificate IV in Accounting and Bookkeeping.

Claudia has over 3 years’ direct property experience, the majority being in Commercial Property Administration. 

Her principal responsibilities at GMPG are Property Administration for the Melbourne office. This includes lease administration, maintenance and tenant coordination, tenant correspondence, financial reporting and ensuring compliance within the property portfolio.  

She is experienced in property administration with expertise in supporting the efficient management of commercial and industrial properties. She excels in streamlining processes, organising workflows, maintaining accurate records and fostering strong tenant and stakeholder relationship to ensure seamless property operations in support of the overall property performance and efficiency

Olivia Sangiuliano

Olivia has over 10 years’ direct property experience, the majority being in Residential and Commercial Property Administration and Management. 

Her principal responsibilities at GMPG are providing Property Management and administration services for the Sydney asset management portfolio and assisting the GMPG Melbourne office with all Property Administration aspects. 

She is experienced in Residential Property Management, including Sales Administration, and Commercial Property Administration and Management. 

Olivia holds a Certificate III in Office and Administration and a Certificate in Residential Real Estate. 

Rikki Fleay

Rikki Fleay

Rikki has over 15 years’ property experience, the majority being in Residential and Commercial sales and leasing.

Her principal responsibilities at GMPG include assisting the Property Asset Management team in the role of Property Administrator for the WA portfolio.

She is experienced in administration, trust accounting, contracts, human resources, and marketing.

Rikki holds a Bachelor of Commerce majoring in Management and Marketing, and Graduate Certificate in Information Services.
